Very Bunny: A Home Listing Starring a Giant Rabbit Hops Away With an Offer in NY

“Hare” today, gone tomorrow. A home where the Easter Bunny paid an early visit has already found a buyer.
The Rochester, NY, home, built in 1965, was listed for $219,900. But the fun really began when the human-sized bunny arrived, just in time to take the listing photos.
Not surprisingly, the images with the floppy eared icon grabbed some attention on social media.
“That’s me in the bunny suit,” admits Marissa DelVecchio, who listed the property with Colleen Bracci, both of the Re/Max Realty Group. “I have a background in theater and arts … and we thought of theming it for the holiday coming up and seeing if people get a laugh out of it. … I was like, ‘Put me in a costume; I’m good to go.’”
The bunny appears all over the house: opening the fridge in the kitchen, lounging on the bed, and relaxing in the bathtub, among other cheeky setups.

Attention-getter
The real estate team is no stranger to themed listings. But this one just might top them all.
“Around this time last year, we originally did the Easter Bunny,” DelVecchio says. “We’ve done a turkey for Thanksgiving. I dressed up as a gorilla once and was once a flamingo at an open house.”
Many people have noticed this recent listing for the four-bedroom, 2.5-bath house on a third-acre lot.
“This is obviously the biggest response we’ve gotten since doing this,” DelVecchio says. “The first one with the turkey did get a lot of comments and stuff on Facebook, but it certainly didn’t get picked up like this. We’ve gotten calls and messages from people that have seen it, and it definitely brings a little bit more attention to the listing.”

Others have hired the team as agents after seeing the creative postings.
“It has definitely helped business a little bit but certainly never on this scale before,” DelVecchio notes.
She says the decision to make this listing fun happened on the fly, when the real estate team noticed a few cosmetic and deferred-maintenance issues in the house that they didn’t want to ignore—but also didn’t want to highlight too overtly.
“It kind of was like, well, this is probably our last listing like this before the [Easter] holiday, so it’d be fun to do it—and everybody was on board,” DelVecchio says, adding that the homeowners were in on the hijinks, too. “We were all laughing, having a good time posing the Easter Bunny around the house.”

Creepy or cute? You decide
The listing agent notes that everyone has had a good time reading the comments about the listing online.
“One person wondered if the Easter Bunny murdered the sellers,” DelVecchio laughs, acknowledging some people thought it was a bit creepy, especially the bunny in the bathtub.
“If only people could have been there and heard how hard we were all laughing while taking these pictures—it probably would be a little less creepy if you could hear what we were actually saying at the moment,” she insists. “But yeah, not everyone’s the biggest fan of a human-sized Easter Bunny.”
After dozens of showings, the seller has accepted an offer.
“We had a lot of traction on it, and we have some happy sellers,” DelVecchio says.
And that’s the kind of bunny tale we can all appreciate.
As for what’s next for the two creative listing agents, that is still to be determined.
“Maybe something for the Fourth of July,” DelVecchio muses, noting that there are actually regulations around what agents can and can’t do in listing photos. “There are some ideas that we have had but haven’t really been able to follow through on. … If it works within the rules, then we’d be able to do it.”
