Buying property—whether it’s your first home or a high-stakes commercial investment—is one of the biggest moves you’ll ever make. It’s natural to wonder: “How am I actually protected?”

Reporting from the Maldives, I’m Sean Wilm, and today I want to pull back the curtain on Buyer Protection. In this industry, my primary duty (and the duty of my firm) is to ensure that what you see is exactly what you get.

Here is how we build a shield around your investment.


1. The Power of Full Disclosure

The first line of defense is the Disclosure Statement. Whether it’s residential or commercial, the seller is legally obligated to disclose known issues with the property.

  • Our Role: We work with the listing agent to ensure every document is accounted for.

  • The Goal: To prevent any "unpleasant surprises" from popping up the moment you get the keys.

2. Rigorous Due Diligence

Disclosures are a great start, but we don't just take the seller’s word for it. Protection requires proactive investigation. This is the "Due Diligence" phase, and it includes:

  • Property Inspections: Checking the structural integrity.

  • Infrastructure: Testing septic systems, sewer mains, and laterals.

  • Zoning Laws: This is a big one. Just because you bought a commercial building doesn't mean you can run any business there. Zoning is a "mired, complicated mess," and we help you navigate those specific city and county regulations.

Pro Tip: Sometimes, the safest move is to consult a specialist. If zoning gets too complex, I often refer clients to specialized real estate lawyers who can navigate the local bureaucracy better than anyone.

3. Professional Representation

The single greatest layer of protection you have is who you choose to stand in your corner. A seasoned broker doesn't just find you a building; they guide you through the minefield of contracts, deadlines, and negotiations.
